Effortless Excellence: CT Property Management Solutions Tailored for You

Business people shaking hands, finishing up a meeting

Homeowners’ associations, or HOAs, are nearly synonymous with drama. We love stories about outrageous HOA stories almost as much as we love stories about bridezillas or other pushy, demanding people. The news media offers daily highlights of the latest salacious and infuriating HOA drama, whether it’s outlandish HOA rules or difficult tenants (ideally, both).

But this is the truth of the matter: while it may be fun to watch HOA drama as entertainment, no one wants to live in the middle of it. A community that lives side by side will always experience some bumps and growing pains, and the difference between whether these are minor issues or turn into reality television-level drama is a good property management company with deep experience in issue resolution.

At Paladin Property Management, we promise to deal with the drama, so you don’t have to. It’s our job, after all, and we have deep experience in doing it.

What Can You Expect from Paladin Property Management?

We will not cause or be part of the drama. We strive to be calm and levelheaded in difficult situations and give our clients a sense of security even during the most uncertain times.

Some of the level-headed and drama-free services we provide include the following:

Full-service concierge management. This involves a permanent on-site site property manager, dedicated security personnel, a dedicated maintenance team, 24-hour emergency maintenance, and in-house groundskeeping services.

Traditional portfolio management. Our mid-tiered service offers management of day-to-day operations for client associations, including collecting of assessments and common charges, maintenance of the association’s finances, managing of accounts payable and receivable, developing the annual budget, scheduling and facilitating all board meetings and annual unit owner meetings, communications, maintenance requests, repair work scheduling, vendor services and more.

This traditional service will also see us managing and maintaining amenities, developing RFPs for larger projects or contracts, collecting and organizing bids from vendors, violations and rules enforcement and coordination and analysis of reserve studies as necessary. We will also advise the board on best practices and recommended solutions for complex issues.

Services for self-managed associations. Even if associations choose to manage themselves, they may require a bit of help getting there. Paladin Property Management will help by providing the software, setup, and management training course for self-managed associations. This represents Paladin’s best value service: it was designed specifically for smaller associations (fewer than 50 units) with limited resources. Paladin Property Management will provide these clients with all the knowledge and tools necessary to be successful in providing exceptional service to clients, in a distilled and cost-effective package.

Services for self-managed associations involve a one-time flat fee-based service for training with the necessary systems, tools, knowledge, and resources, as well as mentoring, so these smaller associations are prepared to thrive.

Consultation services. Paladin Property Management offers specialized support and oversight for associations not currently under full-time management, providing these services on a per-hour or per-project basis depending on the specific circumstances of the client.

Paladin Property Management offers management of day-to-day operations for HOA client associations, including reserve studies, maintenance requests, communication, collection of common charges, payment of vendors, bookkeeping, rule enforcement, resale packages and construction projects, as well as any other routine administrative responsibilities.
