What does the on-site property manager do? 

  • Collect Assessments and Common Charges
  • Maintain the Association’s Finances
  • Manage Accounts Payable & Receivable
  • Develop the Annual Budget Recommendations and Submit to Board for Approval
  • Schedule and Facilitate All Board Meetings and Annual Unit Owner Meeting(s)
  • Ensure proper notice and communication to ownership
  • Coordinate Move In / Move Out
  • Manage and Maintain Amenities
  • Assist with specialized services
  • Review and Respond to Maintenance Requests
  • Schedule and Dispatch Staff for Repair Work
  • Coordinate Vendor Services
  • Communicate with our in-house maintenance & construction team for small to medium sized projects
  • Develop RFP’s for larger projects or contracts
  • Collect and organize bids from vendors
  • Present those bids to the board of directors along with recommendations
  • Issue Violations and Enforce Rules & Regs

We are a 98% paperless organization. Our objective is to provide a fully electronic management interface, with most of our operations going through a robust management platform that has been tailored to each association. Unit owners each have their own login and account on our management portal, from which they can pay their monthly dues electronically, submit maintenance and general requests with pictures and descriptions, as well as receive real-time feedback and status updates on their open requests, take surveys, view open rule violations, access information about board meetings, and view up-to-date association financial reports in real-time.
